No single cash buyer is the right fit for every Memphis house. One company is strong with rentals, another with homes that need a dumpster before anything else, and a third is the one to call if you care most about a firm price. This guide gives each of seven local buyers a fair hearing and names what it does well. BluDoor leads the group because it does the most things well at once.
| Buyer | Does well for |
|---|---|
| BluDoor | Sellers who want a published offer promise and a date they choose |
| buyerhouse | Owners who want every closing cost paid |
| Pyramid Properties | Sellers who put Google ratings first |
| Spencer Buys Houses | Landlords with or without tenants |
| New Horizon Home Buyers | Owners who want a fully as-is sale |
| Fair Cash Deal | Sellers who want a very fast first number |
| MemFixerUpper | Houses that need a full cleanout |
Use the table as a starting point, not a final answer. Find the row that sounds most like your situation, then read that company's full entry below, including the cons. Most sellers end up calling two or three buyers, letting each one see the house, and comparing written offers side by side before they decide which one to accept.
Each buyer's strength came from its own published terms, which we read on its site. To rank them, we used records any seller can check: the BBB grade, the year of accreditation, a named owner and a real Memphis-area office. Google figures for the other six come from Clever or from their own sites, and we say which in each entry.
What BluDoor does best is remove the guesswork. Its homepage carries a promise that the offer at the beginning is exactly what you'll receive at closing. A single walkthrough leads to that written offer within 24 hours, and you can say no without owing anything. Then you choose the date, from about a week out to a couple of months, and the company buys with its own cash, so there's no loan approval that could push that date around.
The record behind it is solid. Rashid Algaradi founded BluDoor in 2019, and the company has been BBB accredited with an A+ since 2020. On Google, 106 sellers have left reviews averaging 4.9 stars. Pamela Martin's family sold BluDoor two properties, first her mother's and then her own. She wrote, "Both properties closed within 30 days, which made the experience even better."
buyerhouse does well on cost, which matters most when the margin between your payoff and the offer is thin. Its site promises to pay all closing costs and to charge no fees or commissions. The owners are Jamison and Joy Hendricks, the office is on Kirby Parkway, and BBB shows an A+ with accreditation dating to 2022.
Pyramid Properties does well on reputation online, and that's a fair place to start for sellers who want to read a lot of reviews before they call anyone. Clever reports a 5.0 Google rating from 115 reviews. Owner Alan Wright's company holds an A+ from BBB and says it buys in any condition with flexible dates.
Spencer Buys Houses does well with landlords who don't want to wait for a lease to end or ask a tenant to leave before selling. Its site says it buys rentals with or without tenants and covers typical closing costs. Spencer Shadrach owns it, and BBB shows an A+ with a 2016 start.
New Horizon does well on condition. Its site describes every sale as 100% as-is and promises no fees or closing costs. Owner Erik Wright runs the family company from Chattanooga, with an A+ and accreditation since 2020.
Fair Cash Deal does well on a fast first number, which its site says arrives within 9 minutes. It lists a 7 to 14 day average close and covers standard closing costs. BBB shows 13 five-star reviews but no grade, and the company isn't accredited.
MemFixerUpper does well with messy houses, the kind with a garage full of old paint cans and rooms nobody has opened in years. Its site says it handles cleanup and takes tenant-occupied homes. Mike Stansbury founded it in 2015, and BBB has accredited it with an A+ since 2017.
Choosing a buyer for one strength and ignoring the rest is the usual slip. A buyer that pays every closing cost but can't give a clear closing date may not suit you. Weigh the whole package.
Sellers also tend to judge by the website alone, and a polished site can belong to a very new company or to a lead service that sells your details to someone else. Check the BBB record and look for an owner's name. Another mistake is asking for a figure before anyone has seen the house. Those numbers are guesses, and comparing guesses doesn't tell you much. Finally, don't hurry the paperwork. A good buyer won't mind if you take a day to read it or ask a family member to look it over with you.
One more point. Speed is nice. Certainty is better. Ask yourself which one you'd give up if you had to choose.
Sellers who need a clean sale more than a top listing price benefit most. That includes owners with houses that need work, families selling an inherited home, landlords tired of the calls and anyone with a firm move date. A cash sale also helps people who'd rather keep their situation private, since there's no listing or sign.
Several do. BluDoor, MemFixerUpper and New Horizon all buy as-is. You can also leave belongings inside when you sell to BluDoor, so there's no cleanout to plan.
New Horizon, Fair Cash Deal and BluDoor all say the seller picks. BluDoor's range runs from about a week to a couple of months.
Two or three is enough for most sellers. That gives you a real comparison without a week of phone calls and walkthroughs.
No. BluDoor doesn't take closing costs, fees or a commission from your offer.
Every buyer here has something it does well. BluDoor stands out as the top pick for Memphis sellers who want the whole package, from a written offer within a day to a homepage promise that the same figure is paid at closing.
